With more than 90 per cent of home searches starting online, having highquality photos is more important now than ever. They form part of the first impression a buyer makes when viewing homes online, and they are often what drives these potential buyers to either book a showing – or click next. Since photos are such an integral piece of the buying process, it’s a place where sellers shouldn’t skimp out. That means cell phone pictures and grainy photos are a no-go.

We hear of a lot of sellers who are trying to save money when selling their home, and often the first thing on the chopping block is photos. What many sellers forget is that buyers are using cell phones and laptops to see if a home is worth a second look in person. If photos aren’t there, it’s likely to be passed on.

We believe that photos are so important that we brought a photographer and videographer in-house to help our sellers put their images forward. A great photographer combined with beautiful staging creates a great photo, which in turn generates more interest in properties. Having quality photos are important to have from the very first day the property is active.

We often see new listings without photos, which hurts the sellers. When a new listing goes up, it is emailed through Multiple Listing Service (MLS) to buyers who have set criteria up that match that listing. However, when there are no photos, there is often less interest than usual. With limited text, having a high-quality photo really is worth a thousand words. Not having photos can also limit where the property is shared online.

Some property websites require quality photos, so without them, there can be a missed opportunity to reach potential buyers. With buyers savvier than ever, making a fantastic first impression needs to be high on the priority list. In fact, studies have found that good photography helps to sell a home faster and for more money.
