Happy March!

We love to start off a new month by having a look back at a few of our Too Late® listings from the previous month. Now that we are officially in March, we wanted look at what took place in the real estate market in February. February was a busy (emphasis on busy!) month in the areas we work with a total of 1,071 sales! This is up 14.54% compared to sales from the same areas in February ‘20 and up by 52.78% compared to January of this year. Will March sales be up even more? We’re off to a crazy start, so tune in next month for the answer! Areas include Waterdown, Ancaster, Flamborough, Burlington, Hamilton, Ancaster & Dundas.

  • $857,699 was the average sale price for the same areas as above. This is up over $200,000 from February ‘20 where the average sale price was $656,537.
  • Average days to sell: 13. In February of 2020, the average days to sell sat at 22 days.
  • Not related to February ‘21 but just in from Realtor.ca… The popular website among buyers received 73 million visitors 😐 in 2020. This is up 45% compared to their 2019 visitor count.

This home featured a great layout to create an in-law suite with a separate side entrance. Easy access to the Link/Hwy 403, tons of amenities off Golf Links Road, walking distance to elementary schools, Westmount Rec. Centre and highly sought-after Westmount Secondary.  311 West 18th Street received 5 offers on the presentation night and ended up selling for 118.85% of the listing price.

Selling Price – $1,172,000

94 Whittington Drive offered 2,300 square feet, a fabulous layout, double garage, four bedrooms plus a finished basement! Main floor with hardwood flooring and neutral ceramics. Notice the large backyard – just over 127’ deep! 94 Whittington Drive did not have an offer date set and ended up selling after only 2 days on the market for 106.55% of the listing price.
