Well, maybe not right around the corner, but with the right real estate team on your side, you’ll be on your way to owning your dream home in no time at all! While evaluating the various houses available on the market, you may notice that they don’t all meet your entire criteria.

In this article, we’re going to guide you through the things that you should never compromise on when buying a home. Read on for more!

Budget

Before you apply for a mortgage or begin looking at houses with a local realtor, it’s imperative that you do a complete review of your finances. This will give you a better idea if buying and owning a house is in the cards for you at this point in your life.

After doing some number crunching, you can create an in-depth budget based on income, debt, monthly bills and overall financial situation. If this budget allows enough wiggle room to save for a down payment, pay for a mortgage, upgrade and maintain a home, along with all of the other costs associated with life, chances are that buying a home might just be in your near future!

Once you have set a budget, it’s crucial that you stick to it. The only way that you would be able to compromise on your budget is if your income was to rise or a bill/loan payment were to be eliminated.

Once you have been pre-approved for a mortgage and are offered a maximum amount, you should still aim lower than that amount. The last thing you want to do is stretch your budget too far, which could result in overwhelming financial stress.

Condition

Compromising on the condition of your future home could lead to a costly mess down the road. not to mention lots of added stress and time spent dedicated to upgrades, renovations and repairs. Unless you are looking for a “fixer-upper” specifically, compromising on the condition of a home most often proves to be more detrimental than not.

This is especially true when it comes to the foundation of the property, roof, plumbing system, and electrical system. Our experts always recommend having an inspection performed, even if the seller has already had one done.

Layout

You have a vision for your dream home. Whether it be a modern and open-concept kitchen, a deluxe laundry suite dedicated to organization, or a living room that will one day host birthday and slumber parties, everyone has an idea of what their house should offer them.

Although many houses can be renovated and upgraded to meet your particular tastes and preferences, if the layout doesn’t offer the potential to do so, the house might not be worth investing in. If the layout will compromise your quality of life, it may be wise to move on.

Size

The size of your home and the layout go hand-in-hand. While renovations can be performed to create additional space, by removing dividing walls or adding an addition onto the back of the house for example, sometimes that space is still not enough.

This is especially true if you plan to grow your family in the future. What might feel like a lot of space to you and your significant other now could easily become cramped with the addition of new family members.

If the house you’re looking at has the potential to cramp your style and doesn’t offer enough room to grow, we don’t recommend making a compromise. Your happiness and quality of life is simply not worth it!

Location

The location of your house can set the tone for your quality of living. Some areas have houses that offer lots of space from neighbours, wide streets with many parking opportunities, more affordable price ranges and lots of nearby amenities, while others tend to be overcrowded or overpriced.

Not to mention that the location of your house determines your commute to work, nearby schools, distance from loved ones, and your neighbours. If the location isn’t feeling quite right to you or doesn’t work well with your lifestyle, we recommend skipping it and focusing on your prime location(s).

Your Needs and Wants

It can be very easy to get caught up in the little things. The wrong flooring, outdated bathroom or unmaintained landscape can give you the wrong idea about a house – but those things can easily be changed to meet your preferences. Before you start looking at houses, it’s important you determine what your needs and wants are. Your needs are the things that absolutely cannot be compromised on, while your wants are the places where you can give some wiggle room.

Home staging is critical for any home on the market. Staging your house for sale can help prospective buyers picture themselves living in the house, predict future changes, and imagine what they would do differently in each living space. If the house is too tailored to your needs and way of living, it might make it difficult for others to envision living there, thus risking losing the sale. If you’re unsure where to begin with staging your home, we have seven simple tips that just might help you get started.

1. Perfect the Curb Appeal

The first thing that prospective buyers will see when they visit your home is the exterior. By creating an exemplary curb appeal, you can maximize the chance that they will fall in love at first sight. First impressions do count for something, after all.

Perfect the curb appeal of your home by revamping the landscaping. This includes everything from mowing your lawn and trimming the hedges, to planting fresh flowers and replacing the mulch. Take this time to remove any weeds, eliminate any awkward or drab areas, and really brighten up the exterior of your home.

2. Reduce Personal Items

Clutter is your worst enemy during an open house or visit from a potential buyer. Personal items and clutter can make your home appear messy and unorganized, giving buyers the wrong impression. By providing them with a clean slate, they can properly visualize their own personal belongings in each room, rather than yours.

The best way to reduce clutter is to purge, pack and store.

Purge

You’re planning to move anyways, so this step is inevitable. And if it means that it will help your house to sell faster and at a higher price, it’s a good step to take. Go through each room and decide which items won’t be coming with you, so you can sell, donate, or toss!

Pack

Next, start packing. We recommend using large plastic bins, as they are easy to move and store, and you can fit more items into them than traditional cardboard moving boxes.

Store

Once you’ve packed up most of your personal items that aren’t critical to your living on a regular basis, store them neatly at a friend or family member’s house or rent a temporary storage area. Keeping them in your basement will use up valuable free space that can become a selling point.

Stage

Most of your remaining visible personal items should be perfectly chosen. Each should be neutral, of good quality, and add to the aesthetic of each room. You do want to achieve a nice balance between clean and lived-in, after all. Think of how a modern hotel room would be decorated. The personal items usually include stylish soap dispensers, hand towels, vases filled with flowers, fruit bowls, and/or books/magazines.

3. Deep-Clean the Entire House

Do not overlook this step.

Your version of clean might be very different from a prospective buyer’s version. Please everybody who walks through your front door by doing a deep cleaning of your home. This includes steaming/shampooing carpets, waxing the floors, cleaning the baseboards, removing pet odour, washing all the linens, cleaning the windows, and everything else in between.

      • Placing a clean and friendly welcome mat on the front porch
      • Investing in a wax warmer and opening the windows for a fresh and clean scent
      • Placing potted plants on the front porch
      • Placing vases and flowers throughout your home
      • Opening the blinds and allowing natural light to enter
      • Arranging furniture in a way that creates conversational areas

It can be difficult for prospective buyers to truly explore your home and envision themselves living there if it isn’t friendly and welcoming. By creating a happy and inviting home through strategic home staging, you can help increase the chance of someone falling in love with the house.

5. Keep it Neutral

Prospective buyers might not share the same style as you. That doesn’t mean that your home décor and style isn’t cool, it just means that everyone is different. Appealing to all buyers isn’t easy, but keeping it neutral is a great place to start. The master bedroom should especially be gender neutral, with the rest of the house following suit.

7. Style All Tables

Tables are often overlooked while staging a home. This is unfortunate because styling them properly can really help bring a room together. Small assortments lining the centre of your dining room table can help avoid the stiff look of a large centrepiece, while accent pieces of décor on side tables can help add to the inviting atmosphere of a room.

The items on bedside tables and coffee tables should be kept to a minimum. A simple plant, book, and reading lamp are all you really need for a bedside table, while a coffee table can benefit greatly from a small bouquet of flowers or elegant candle centrepiece.
